East Fraser Lands

River District is a growing waterfront community on the banks of the Fraser River, bringing together a range of residential and commercial uses connected by a waterfront path. The East Fraser Lands were once zoned for industrial use and home to the Canadian White Pine Sawmill until 2001, before being purchased by Wesgroup Properties and reimagined as a complete new community.

Our Vision

Since the late 1990s, our vision has been to transform an underutilized, former industrial brownfield site into a vibrant, eco-friendly, accessible master-planned community. This includes various uses such as residential strata housing, rental housing, affordable housing, commercial spaces of varying sizes, flex spaces, and community-serving amenities such as a community centre, daycare facilities, parks and a waterfront walkway.

This vision is well underway with one of the three largest neighbourhoods nearly complete (Area 2). Area 1 is partially constructed, with ongoing development in the remaining portion. Area 3 is in an earlier stage of development, with planning in progress.
